Who are we?
Courtyard Homes at Redfields is an HOA comprised of 105 single detached homes and governed by a volunteer Board of Directors and Committees in accordance with its Declaration of Covenants and By-Laws. All homes boast traditional Virginia architecture with brick and siding exteriors, and almost all feature first floor master suites and garages. The curbside plantings and trees, uniform mailboxes and lantern posts provide a unique appearance and attractive neighborhood for walking and greeting neighbors.
Where are we?
Courtyard is its own neighborhood located within the Redfields Subdivision in the Samuel Miller District with easy access to Interstate 64, the 29/250 By-Pass, Historic Downtown Charlottesville, the University of Virginia and Charlottesville’s two hospitals.
Why here?
Buyers are attracted to Courtyard not only because of its attractive appearance and home styles, but also for the many amenities which add leisure time to their busy lives. These include: in-season landscape and lawn maintenance, snow removal from driveways and walkways, painting and maintenance of house trim on a cyclical basis, plus access to a community pool, playground and nature trails—all for a very reasonable HOA fee!

Q: Under what circumstances can I rent out my Courtyard home?
A: It should first be noted that the Courtyard Declaration contains what is known as a “rental cap”. This means that at least 90% of Courtyard homes must be “owner-occupied”. Therefore there can be no more than 10 rental properties in existence at any one time. Assuming that we are under the above “cap” you may consider renting your home for a term of at least one year subject to the leasing provisions found in Article VI of the Courtyard Declaration under the menu heading, “Governing Documents”, in this website.
Q: Are trash disposal fees paid by the Association?
A: No, these are the obligation of the homeowner.
Q: How are residents informed of the time the contractor will start snow removal and how can I be sure of getting my driveway plowed or shoveled so that I can get to work?
A: First it should be noted that all of our streets are cleared by VDOT contractors over whom we have no control. Our current contract with an outside vendor is for clearing sidewalks and driveways, along with areas around mailboxes, if there is at least a 5″ accumulation of snow on paved areas. They do not begin service until snowfall is over and VDOT has cleared the streets sufficiently for them to get their equipment and personnel here. They may stage their equipment prior to forecasted snow events. They also need daylight hours to properly and safely perform their services. As much available information on snow removal will be posted in the “ALERTS” box on the home page of this website. As to when your driveway might be reached we have found over the years that many Courtyard residents have similar needs and any attempt to prioritize those driveways in need of early clearing is virtually impossible. Our current policy is to make an exception only in the case of known medical emergencies.
